Why do I have to pay dues, if I don't use the amenities?

HOA dues are also used for lawn maintenance of common areas, utilities, vendor services, etc...
Are there payment agreements in place, other than 1 installment per year?

Only on delinquent accounts and will include late fees, interest, and Magnum Collection fees.
Who can I contact regarding my HOA dues?

1. Property owners must contact Heritage Property Management Services at 770.451.8171 or log in to their account at www.heritageproperty.com.

2. Renters must contact their property owner.

3. Go to www.ellingtoncommunity.com and click "Dues" on the left navigation for details about Dues.

4. If you are delinquent, you MUST email info@magnumsvc.com with your property address and name
Is there a management company? If so, what is their function?

Yes, partial services are provided by Heritage Property Management Services to manage the community financials and be the liaison between the board and the residents regarding various questions.
Does the Ellington Board of Directors get paid for their work?

No.

According to Article 10, Section 11.4 of the ByLaws stated below;

"No officer or director shall receive any salary or compensation for services rendered to the Association, except as shall be fixed by resolution of the Board of Directors from time to time."
How often is there a HOA meeting?

According to our bylaws, we must have at least 1 HOA/Annual Election meeting a year. We try to have quarterly meetings.
Why did I get a violation when others don’t comply?

All violations are enforced.
Why is overnight street parking a violation?

Nuisance. Interferes with vehicle entry and exit. Hazard to Emergency Response.
If I own the property, what should I do?

1. Create a login at www.heritageproperty.com to view your account and pay dues.
2. Contact Heritage at 770-451-8171 if you have trouble logging in.
3. Create a login at www.ellingtoncommunity.com to receive information about our community.
4. Mow your lawn frequently to avoid a violation and fines.
5. Pressure was your home to avoid a violation and fines.
6. Pay your dues and violation fines to rent the clubhouse and use the pools.
7. If you rent your property, check your account frequently to make sure your tenant did not cause violation fines.
If I rent, what should I do?

1. Create a login at www.ellingtoncommunity.com to receive the latest information.
2. Contact your property owner to make sure the dues are paid.

3. Mow your lawn frequently to avoid a violation and fines.

4. Pressure wash the home to avoid a violation and fines.

5. You can rent the clubhouse if the dues are paid.

6. You can access the pool if the dues are paid.
Why is there a fee to rent the clubhouse if I have already paid my dues?

To cover the cost of any damages to the clubhouse after the event.
How do I reserve the clubhouse for an event?

Visit www.ellingtoncommunity.com website for more information and to complete online reservation forms. Ensure you visit the Calendar for available dates.

Can I build a fence on property without approval?

No.
Can I modify anything on my property?

No, Must comply with the Governing Documents and Covenant with Approval.
Why are the HOA meetings not held in person at the clubhouse?

Hosting the meetings online is convenient for all to participate from home or a place of travel.
Can residents use the parking lots to park cars? If not, does the board have other alternatives instead of violations?

No. Other alternatives - use your garage and driveway.
How can I gain access to the tennis courts?

Contact EBOD at 678.318.1335 or email hoa@ellingtoncommunity.com to request the code. Sign waiver.
How can we get the potholes fixed?

Call Newton County.
What if I see abandoned cars on my street?

Call 911
How do I know what is considered a violation?

What if my neighbor has trash in their yard?

What is in place regarding limiting rental properties?

None currently. Heritage's Effective Leasing Program (HELP) was considered a solution; however, it puts the association at risk in terms of cost.
What is the board doing about street/grass parking violations, other than sending out notices?

Enforcing the covenant.
