Pool Season 2026

The 2026 pool season will start on May 25th (Memorial Day weekend) and ends on September 6th, 2026.

Residents will be denied access to the pool or amenities if the property address has an outstanding balance on accounts.
Residents who rent are encouraged to consult their landlord to ensure dues and violation fines are not outstanding. Otherwise, access to the pool and clubhouse amenities will be denied.

The Annual Assessment fee is $530.00 due February 1st in one payment and late after March 31st.

Violations 2026
Fines will be assessed for ALL violations as outlined in our community covenants. Click HERE to see the governing documents.
A few of them are listed below:
Mail Box:
All mailboxes must conform to the neighborhood.
Black mail box (plastic) with white post (wooden) for the Fields, Silos, Springs, and Villages.
Black mail box (metal) with black post (metal) for the Legends.
Remedy: Repair/replace all mailboxes that are broken and/or worn.
Landscaping/Lawn:
The lawn should be weed free with the grass at most 3 inches in height.
The lawn at the curb must be cut and maintained.
Trees in the yard should not be overgrown with branches extending out into the streets.
Parking:

Vehicles must be parked in the driveway.
No parking on the streets overnight. Remove all immobile (nonworking)
vehicle(s) from the property. No parking on the grass.
Tractor-trailers are not allowed in the subdivision. Commercial vehicles are not allowed to be parked on the premises.
Home Exterior Modifications require approval. Please submit your request in the Vantaca portal or email your ARC/Modification form to ARC@heritageproperty.com.
Listed below are the common modifications that require approval:

Fence installations
Patio extensions
Terrace build-out
Additions to the structure
Exterior painting
Garage doors and front doors must conform with the neighborhood.
PLEASE NOTE: Any exterior modification that is not approved becomes a violation and is subject to FINES.
